I'm very excited about that future in a city like New York or otherwise - Phil Kirschner

The challenge is that all of that has to happen, together, which, it’s terribly complicated, but I try to be the optimist - Phil Kirschner

Advice in concentric levels
Floor - multi-channel, flexible
Building - mixed-use, neutral use, conversion, portfolio stress testing
Neighborhood - streetscape, diversity of services and experiences within a short distance
Municipal - more green space, mixed-use neighborhoods, tax base shifts

--------------------
Love the concentric circle approach, many small gains across several vectors can make major impacts, and begin to support one another.

The floor, the building, the neighborhood, the municipality.

Interest rates, regulations, and changes in how we work, live, and play power the evolution of cities, neighborhoods, and the built space.

Thanks for sharing Phil.
